The Realtors Association of Maui recently observed that island's real estate market has been experiences a general cooling trend. At the market's peak, in mid 2005, the median for a single famikly home reached $670,000 and
the average was close to $1 million. By the en dof June 2008, however the median had fallen to $593,000 and the average to $888,000.
But if single family home prices have cooled, the demand for Maui condos is blistering. At the end of June, the average price for a condo was $962,000- nearly $100,000 more than the average price for a single family home- and that price represents a
27% increase from a year ago. In West Maui, average condo prices range from $790,000 in Lahaina to $1.2 Million in Kaanapali.
"West Mau has held its own thru a staccato Japanese Yen rising airfares, and a sluggish US home market", says Tom Kelly, a nationally syndicated real estate columnist and the author of several books about buying second homes.
South Kihei, Wailea and Makena have continued to appreciate and seem to be insulated from any negative housing effects.
Prices for the residential suites at the Ritz Carlton, Kapalua, range from $895,000 to $6 million. Part of the 386-room Ritz Carlton Kapalua - which reopened in January after a six month, $160 million renovation - the units occupy the east wing of the resort's main building and range from 872 sq.foot, one-bedroom units to 1,325 sq.foot, 2 bedroom units.
Approximately 50 percent have been sold since sales began in March.
The resort is part of the 23,000-acre Kapalua Resort, which also includes the island's only working pineapple plantation, two golfcourses, and a zipline course. Owners have access to all of the Ritz Carlton's services and amenities, such as the 15,000-sq.foot swimming pool, concierge service, and 24 hour room service.

Honua'ula is Wailea 670
The proposed high-end development, Wailea 670 has been lined up for development since the 1980s on a 670 acre section
that borders the Maui Meadows community, above Wailea/Makena. The Maui Planning Commission voted to approve the
litigious Wailea 670 development and passes it on to the Maui County Council for further evaluation. The latest version, Honua'ula, is less compact than the 1988 proposal.
The plan is for two golf courses, 2,600 units and a resort. Approved as Wailea 670, Honua'ula is for 1,400 units of which half will be
priced as affordable housing in accordance with the Residential Workforce Housing Policy. Many people have protested avidly both for and against the plans through petitions,
emails, protests and organized meetings. Concerns towards the proposed Wailea 670, Honua'ula are that the new project will add to traffic, water and sewer drainage issues in Maui.
The proposed Wailea 670 is located in an area designated for resort development within the Kihei/Makena Community Plan. For the first time in
over 10 years the Maui County Council will reopen negotiations on the proposed Wailea 670 development. The development was named after the 670 acres of land that it would take up but
was renamed Honua' Ula after the Hawaiian ahupua'a. The project is proposed to include 1,400 luxury single and multifamily homes, an 18-hole "members only" golf course and a village with commercial space.
As approved by planners Wailea 670 is said to have its own water, sewer and road system. The overall residential density of Wailea 670 is to be set at a maximum of 2.1 dwellings per acre.
